Key Responsibilities

Executive Property Leadership

  • Lead the national Property Management function
  • Develop and implement operational strategies
  • Drive operational excellence across the portfolio
  • Align property operations with business objectives
  • Lead and mentor regional property and facilities teams

Property Operations

  • Oversee the day-to-day management of a national student accommodation portfolio
  • Ensure operational policies and procedures are consistently implemented
  • Improve operational efficiencies across all properties
  • Monitor service delivery and customer satisfaction
  • Drive continuous improvement initiatives

Facilities & Building Management

  • Manage all Hard and Soft Facilities Management services
  • Oversee preventative and reactive maintenance programmes
  • Ensure buildings remain safe, compliant and operational
  • Maintain asset quality across the portfolio
  • Drive refurbishment and improvement initiatives

Compliance, Risk & Governance

  • Ensure compliance with the Occupational Health & Safety Act (OHS)
  • Manage portfolio-wide risk mitigation strategies
  • Ensure compliance with SANS Building Regulations
  • Maintain statutory compliance across all properties
  • Monitor contractor and supplier compliance

Project & CAPEX Management

  • Manage CAPEX and OPEX programmes
  • Oversee refurbishment and improvement projects
  • Ensure projects are completed on time and within budget
  • Review contractor performance
  • Drive long-term asset preservation strategies

Financial Management

  • Manage operational budgets
  • Analyse expenditure and identify cost-saving opportunities
  • Monitor financial performance across the portfolio
  • Review monthly operational reports
  • Support long-term financial planning

Asset Management

  • Protect and enhance property asset value
  • Monitor property performance and benchmarking
  • Oversee maintenance planning
  • Ensure accurate asset registers
  • Improve long-term building sustainability

Stakeholder Management

  • Build relationships with universities, bursary providers and institutional partners
  • Manage contractor and supplier relationships
  • Engage with parents and students where required
  • Collaborate with executive management and Board members
  • Deliver exceptional stakeholder service

Human Capital Leadership

  • Lead and develop high-performing Property and Facilities teams
  • Manage recruitment and succession planning
  • Conduct performance reviews
  • Coach and mentor management teams
  • Foster a culture of accountability, innovation and excellence

Reporting

  • Prepare executive reports for the CFO and Board
  • Analyse operational performance
  • Report on compliance, maintenance and financial performance
  • Present strategic recommendations
  • Monitor portfolio KPIs and business performance

Minimum Requirements

  • Degree in Property Management, Property Studies, Operations Management, Business Administration or a related field
  • MBA or postgraduate qualification advantageous
  • SAFMA membership advantageous
  • Minimum 8–10 years' Operations Management experience
  • Minimum 5–8 years' People Management experience
  • Minimum 3–5 years' Project Management experience
  • Extensive experience in Property Management or Facilities Management
  • Strong commercial and financial acumen
  • Knowledge of OHS legislation, SANS Building Regulations and SHEQ
  • Experience managing CAPEX and OPEX budgets
  • Advanced Microsoft Excel skills
  • Valid South African driver's licence
  • Willingness to travel nationally
